Foundations

Available for plinth, pile, screw, trench or slab foundations.

Floor

Damp proof course, Trimmer 90 X 145mm, 45 X 200mm masonite joists and 25 X 100 mm ledgers. Subfloor in cut to width sheets with 195mm mineral wool board insulation. 25 X 135mm pine kiln dried floorboards for main room (supplied in protective packaging until required) 22mm particleboard for remaining rooms. Loft in Järven with 25 X 135mm pine kiln dried floorboards. Solid floor option available.

Walls

Cross-corner jointed Northern Scandinavian pine 58 X 136 mm planed tongue and groove profiled timber, fully marked and ready for assembly. 45 X 120mm studwork, mineral wool board 120mm, 0.2mm weatherproof membrane on exterior walls. 22 X 136mm timber panelling for main room, 10mm particleboard elsewhere. For Järven 22 X 136mm timber panelling for loft. Partition walls 45 X 45mm and/or 45 X 70mm studs with 10mm particle board on both sides. Ventilation grills in gables.

Roof

70 X 200mm purlins with 34 X 95mm rafters and 17mm tongue and groove rough sawn sheathing, covered with waterproof felt. Dimensioned for snowzone 3 - higher loadings available on request.

Ceiling

Supporting framwork, mineral wool 120 + 95mm, 0.2mm weatherproof membrane and 15mm planed profiled cladding. For Järven 180mm round supports for ceiling in main room with 34 X 120mm joists.

Finishing

Triple barge boards comprising 2 X 22 X 140mm and 1 X 22 X 170mm, 22 X 145mm fascia board and sawn decoration for mounting under lower barge board. External lining for door and windows 22 X 120mm., interior 34 X 110mm with 21 X 75mm lining, Rustic skirting 19 X 95mm, cornice 22 X 54mm.

Windows and French doors

Windows with fixed and opening lights, French doors, triple glazed. Removable glazing bars. Handles & stays. Frames with metal sills.

Doors

Entrance door with handle and cylinder lock, double glazed light, frame & metal sill. Interior doors in untreated rustic pine.

Porch & Verandah

2 supporting & 2 decorative pillars, 45 X 145mm joists with 28 X 95mm impregnated flooring. 58 X 136mm planed tongue and groove profile railings continous with walls. 34 X 115mm handrails. 2 benches. Trimmer for verandah 90 X 145mm, joists 45 X 145mm, ledger 34 X 45mm, impregnated flooring 28 X 95mm

Stairs

Alternating tread loft ladder with integral banister and railing. Varnished pine.

Sauna (where included)

Insulation to walls (45mm) 0.2mm moisture barrier and 15mm whitewood cladding on walls. Floor 22mm particleboard. 2 benches, door with handle

Drawings

Every delivery includes a main drawing, foundation drawing assembly drawing and instructions. Approval drawings available beforehand where necessary. Variation drawings to be charged separately

Options:

Shutters (untreated), windows prepainted, kitchens, bathrooms, wardrobes, white goods, 22mm panelling or 113mm gypsumboard in place of 10mm particleboard. Sheet metal roofing on request. Extra insulation on wall (45mm) and ceiling (70mm)

Extra

Electical and plumbing work not included. Different floorcoverings on request. We reserve the right to make substitutions of similar or better quality in all deliveries without prior notification, including in the instructions and delivery descriptions, without affecting the overall suitability. Nails not included.
